Q: Is the association a sub to a master association or a standalone?
A: Cypress Chase North Condominium #3 (CCN3) is a standalone association. However, it's also a sub to Cypress Chase North Property Owners Association (CCN POA).

Q: What is the responsibility of the Property Owners Association?
A: The POA (not CCN3) is responsible for the clubhouse/office, gym, pool, park, grounds, lawns, trees, lakes, parking, roads and resurfacing, towing, security and the guard gate.

Q: What amenities are provided by the POA?
A: Basic Comcast cable + HBO, water, sewer, trash, tennis, basketball, pool, sauna, gym, clubhouse, roving security, guard gate, barbecue areas, and park.

Q: How many units are there in the CCN3 building? Is the phase complete?
A: There are 100 two bedrooms and 40 one-bedroom units, for a total of 140. All construction is 100% completed.

Q: How many units are owned by the CCN3 association?
A: Two.

Q: What are the monthly maintenance fees of the association?
A: One bedroom = $294.34; two bedrooms = $392.27

Q: What are the escrow requirement to move in?
A: Purchasers: six months maintenance will be held in escrow until the property is sold and it is determined no damage to the common elements by the owner.
Renters: The equivalent of one month rent will be held until the renter moves out and it is determined no damage was done to the common elements.

Q: What is the application process for residency?
A: Prospective buyers and tenants must complete an application. (For instructions, please see Application Process under Community Forms on this website.) A background check is performed by United Screening Service Corp (USSC). The board will then contact you with further instructions.

Q: Are there any rental restrictions?
A: In CCN3 there is a two-year restriction before owners can rent out their units. Renters cannot sublease the property.

Q: Are there pet restrictions?
A: No pets allowed.

Q: Should I get insurance for my property?
A: Yes. We recommend that each homeowner purchase their own insurance to cover the interior of their property.
